SLPOA AGM
As advised in the last newsletter and agreed at the last AGM, the 2026 SLPOA Inc. AGM will occur at 9.30am on Saturday 7th February. Key dates:

New Years Eve
The board has approved that Young Estates may host a New Year’s Eve party on the beach and in the clubhouse to commence at 8pm on Wednesday 31st December. There will be no admission fee for members and their registered guests however authorized and registered non-members must pay in advance an admission fee of Bds$450 per person (Bds$200 for children 13 years old and under). We would like to ask those members who wish to attend to register their attendance prior to the evening along with the names of any guests they would like to bring with them. There will be our own firework display at midnight and during the evening there will be entertainment including a kid’s zone, live band, DJ and live singer. The bar will be open and food and drink can be purchased on the evening. All bills must be settled on the evening and payment can only be made by card – no cash will be accepted on the night. Only member parking in the SLPOA Inc. car park will be permitted on the evening so please remember to collect your member sticker to display in your car / buggy window. In order to register your attendance and any guests please email concierge@sandylanepoa.com.
Other Events
On Christmas morning at 9.00am, Father Christmas and his helpful elf will be visiting the beach club, so should you wish for your little one to receive a gift from Santa on the day please be sure to have it wrapped, labeled and delivered to concierge by Christmas Eve so it can be placed in Santa’s sack.
On Boxing Day, we will be holding the annual sand castle competition from 9am to 11am and prizes will be awarded by concierge for the best creations.
The first quiz night which occurred on Tuesday 25th November was a great success so we have agreed to continue to host a quiz night every Tuesday night throughout the high season (6.30pm to 9.00pm). Should you wish to book please contact concierge@sandylanepoa.com with your names and dates you wish to attend. There is no attendance fee.
Each week throughout the high season there will be one or two evenings where the kitchen and bar will open late, so please contact concierge or see the details displayed on the bar.
Major Works
I’m delighted to confirm the car park works are complete and the improvements performed well during the heavy rains with no flooding or pooling.
The project included the following improvements:
- Complete resurfacing of the entire car park including brick pavers including the entrance from the property line and the gated / old garbage area.
- New grading of the car park to assist with water drainage and run off.
- New perimeter curbs to hold the pavers in place and also to prevent the top soil from the gardens from being washed onto the car park.
- These new curbs have also created attractive new border planters.
- New box drain at the entrance of the car park prior to the gate to divert rain water coming down the entrance driveway.
- Two new catchment pits at the lowest points of the car park to assist with the collection of rain water.
- Underground pipes to take rain water from the catchment pits to the main storm drain.
- Upgraded drain and pipes located at the southern side of the car park.
- Holes in the base of the main car park wall to assist with drainage during very excessive rain.
The kitchen has also been increased in size and now includes floor to ceiling tiles and floor drainage. The bigger kitchen along with some new equipment we have purchased should help improve the quality of the food as well as the speed of service.
The old / archive document storage area has been converted in to a dedicated storage area and all documents are being scanned onto a dedicated server to then be stored at a secure and air-conditioned location for an agreed period of time unless collected by the respective owner.
We added four new ceiling fans to the club house ceiling which help keep the area cool and fresh and the main central chandelier has also been replaced as the old one was beginning to fall apart.
Minor / Other Works & Purchases
- The entrance sign has been given a smarter border.
- The foot bath has a new marble top as the old top had chipped / cracked.
- New stone tops to the small terrace tables.
- All beach sun loungers have been cleaned and repaired.
- The large Tucci beach umbrellas have been cleaned and serviced.
- The low coral bands and walls in and around the clubhouse have been cleaned and painted.
- Additional plants / grass have been added throughout the property.
- General and ongoing cleaning, painting and servicing of all areas and equipment.
- New member signs on the beach.
- Top up amounts of beach furniture have been ordered.
- There has been some maintenance to the raft and parts / spare parts have also been ordered.
- We are waiting on a design and costs for a new ladder for the raft.
Security / Car Park
- The security hut will be manned from Dec 15 to after Easter, 2026.
- Only members will be allowed to park at the club house between Dec 15 and Jan 15
- A pay per person shuttle service will be available for non members during this time or non members are free to drop off customers or arrange for a private taxi.
- To help quickly identify member vehicles could we ask that all members display the 2025/26 member-sticker in their car / hire car / buggy window at all times (please collect stickers from concierge).
- Car parking attendants will be on duty every day for the high season.
- The new online security / registration system is now in use which tracks all arrivals and registrations.
- Whilst the new online registration system is designed mainly to manage non-member access we would like to remind all members that they must register any house or non-house guests with concierge or preferably via the new online registration system.
- Fobs and the Openpath app will work as usual. Please note that fobs are for members only.
- The use of wrists bands for non-members is being considered by the board.
As a quick reminder – The Beach Club access rules are as follows:
- Members must register any house guests.
- Members must register any non-house guests and must accompany them whilst they are at the beach club.
- Long term tenants must register any house guests and must accompany them whilst they are at the beach club.
- Long term tenants can’t invite any non-house guests whatsoever.
- Short term / holiday rental tenants can’t invite any guests whatsoever – only those persons registered as staying / renting a Sandy Lane Estate Villa will be permitted access to the club.
- Non-member Shareholders are free to access the beach via the southern access point / pathway

South Road
I’m delighted to confirm that despite very heavy rains this year the new drainage system on South Road has performed well however the drains do need cleaning regularly as well as the road surface.
Other Road Matters
Road drainage solutions are being reviewed on Harbin Alleyne and High Ridge Roads which experience flooding / pooling during and after heavy rains.
The works have been completed at the bottom of Cooper Hill which includes new curbs and some resurfacing.
The damage on Golf Club Road outside Camelot has been repaired following works from both water and power utility companies. There have also been a few smaller road repairs going up Golf Club Road.
The repair on Salters Road following work by the water utility company has also been completed.
The repair on Molyneux Road following work done by the power company will be completed once the weather improves.
Whilst some flooding or pooling of roads is being addressed, please could any owners share any issues they are experiencing on their road or outside their property when it rains heavily. Please send any photos or videos.
Estate Security
Thank you for all Shareholders who kindly completed the security survey and the 50+ responses have given the board and their consultants some really helpful feedback in terms of what are the main concerns on the estate. As a consequence of the results of the survey the security consultants Team Fusion have recommended 6 or 7 different initiatives which will address the main issues which are security, traffic and unauthorized access. The board have received the presentation and are generally in support of the suggestions subject to costs and will share their recommendations prior to the AGM.
Annual Road Closure
Please remember that the annual road closure will occur between 6am and 6pm on Sunday 7th December 2025. The police and MTW have been notified and an ad appeared in the Nation Newspaper the weekend prior. Our intention is to also close Molyneux Road which we have done for the last 5/6 years.
Ongoing Matters
Private garbage collection. This service occurs a minimum of twice a week off season with an increased frequency during the winter. We appreciate that sometimes garbage can build up in a single day, especially when there are lots of house guests, so should there be an issue, please contact concierge@sandylanepoa.com or richard@sandylanepoa.com / (246) 2625050 and the contractor will be instructed to make another visit. Please note that the private garbage collection is not meant to collect garden refuse.
Estate fogging. This service commences from 4pm every Thursday with the exception of bank holidays or when it is raining. Please remember to keep your gates open if you wish to have additional fogging on the outside of your property. Road clearing, cleaning and garbage collection. This service is carried out twice a week and the daily loose garbage collection happens when there is no estate road cleaning and clearing.
Cruise ship taxi security. This service has been temporarily paused and with input from WCL the hotel has written to the cruise ship taxi company to see what can be done to stop taxis from the port bringing their guests onto the private roads of the Sandy Lane Estate.
Pothole repairs. WCL has negotiated a per square meter rate to fix any potholes on the estate. Whilst we attempt to keep on top of these repairs, potholes can appear after heavy rain or following works from any of the utility companies. A reminder of the estate / Architectural Committee (AC) rules and code of conduct
Please see the latest AC rules and code of conduct for your review. Please could you make sure to print off a copy of the Code of Conduct so all guests / rentals can read how the estate in governed. I would however like to highlight the main areas which cause most of the issues on the estate:
Quiet times. The rules are that no construction or property maintenance works that create noise or involve noisy machinery can take place before 7.30am and after 5pm Monday – Friday with Saturday having a stop time of 12noon. On Sundays or Bank Holidays there can be no noise whatsoever. These restrictions apply to power washers, leaf blowers, hedge trimmers, weed whackers, chainsaws, hiltis, tile saws, construction equipment etc. Please remember that a resolution was passed that all garden maintenance machinery should be replaced with quieter electrical units. I know that some owners have already made the change to electric machines however some are yet to do so and also, I note that very few of the external gardening companies currently use electrical garden maintenance equipment. Please also note that the construction shut-down period for any construction has changed and it is now from Dec 18 – Jan 8.
Parking on estate roads. The rules state that no parking is permitted on the estate roads at any time and even during construction. Please also note that this rule also applies to contractors, suppliers and staff working at a property which is not under construction / development.
Tree trimming and grass verges. I’m afraid it’s not the responsibility of the estate road cleaning and clearing service to maintain verges or trees. Please can I remind all owners that it is their responsibility to maintain their verges and ensure that any trees or hedges don’t encroach into or over the estate roads or into or over neighboring properties. Please also be aware that hedges or trees and other landscaping that encroach onto or over estate roads may obscure the line of sight to see if there are any cars coming at a junction which can be a severe hazard.
