SLPOA Inc. Board of Directors
Mr. Massimo Cecchi, who faithfully served on the board of SLPOA Inc. for several years, decided to step down earlier this year as a SLPOA Inc. board member. His valued input has been very welcome and we would like to wish him all the best going forward. The board has been actively looking for new members to join the SLPOA Inc. board of directors and we are delighted to announce that Mr. Richard Armitage, beneficial owner of Olivewood (Lot 101a) agreed to join the board as of July 2025.
SLPOA Billing
Please note that all annual fees will be billed on Friday 26th September and we urge all owners to settle bills by the end of October.
SLPOA AGM
Please save the date / time 9.30am, Saturday 7th February 2026 for the SLPOA Inc. AGM which will be held in person and via Zoom in the clubhouse. Formal notices and other important documentation will be sent out beforehand as agreed and as per the By-laws.
Clubhouse Bar
We are now serving Guinness draft in genuine Guinness pint glasses. Please come and enjoy whilst stocks last.
Dread Hop Brewery has replaced the old draft lager system with a new refrigerated kegerator which will make sure we offer an ice cold perfect pour every time.
For the more healthy we now have a full Matcha Menu with hot, cold and lemonade options.
Please note that the clubhouse is open from 7am and closes at 6.30pm however it will remain open whilst customers are patronising the bar.
Clubhouse Kitchen & Restaurant
We have started our “Grab & Go” menu and display area which includes cakes, snacks, pre made cocktails and slow press juices. Sandwiches, salads, poke bowls and other items will also be added in September whilst the kitchen is being worked on. Just grab what you need and pay at the bar.
Whilst the next few months will not be very busy we hope to introduce new all day menus when things start to get busier again.
Staff
Food and beverage manager Oral is performing well with improvements regarding efficiency, staff and operations.
Unfortunately chef Justin decided to leave at the end of his probationary period however we are delighted to confirm that Chef Lindele decided to join the team from August 1.
Joshua, another new recruit, comes early in the mornings to assist with an early beach sweep and clean up before Nash and his team arrive. Joshua and his colleague Paul also maintain the car park and gardens.
The concierge function has been split so Tanniel’s focus will be more on registrations and arrivals whereas Andreina will be dealing more with customer relations and satisfaction.
Events
Over the Easter weekend we held several events including an Easter Egg Hunt and sandcastle completion – the Easter Bunny also made a visit to the beach club.
We also had one exclusive member sponsored wedding event which occurred July 24th and we have another member sponsored event scheduled for November 28th during the day and into the evening (non-exclusive).
Please note that should you require to hold an exclusive member event at the club the fee due to SLPOA Inc. is Bds$1,000 plus VAT.
We have been discussing the format for NYE with the board and details will be sent out shortly.
Beach
Part of Oral’s role is to manage and maintain the beach as if an extension of the clubhouse with regular visits to the guests and members on sun loungers to see if they require anything to eat or drink. We will also be reintroducing the cold towel service.
Repairs to the south side platform umbrella have been completed and both umbrellas have been thoroughly cleaned and serviced. Regular servicing of both umbrellas will occur throughout the year.
The palm tree which didn’t survive the beach erosion has been removed and replaced and a further 3 palm trees have been installed on the beach.
The coconuts have been removed from the coconut trees.
A new policy makes sure that all outdoor dining chairs are bought under cover after hours, however we are asking members / customers who are using the dining chairs after the staff have left and the clubhouse is closed to kindly bring any chairs undercover before departing.
Finally, the private property signs have been reinstalled on the beach.
Gardens
Joshua and Paul are doing a great job maintaining the car park and gardens and are in the process of adding top soil and installing new plants.
New grass has also been installed in certain areas of the beach side lawns.
The irrigation system was also recently checked and serviced.
Maintenance Works
The round beach side coral tables have been resurfaced.
New ceiling fans will be installed in the clubhouse in September as scaffolding will be required. These works will coincide with the installation of a replacement central chandelier.
Repairs and maintenance to sun beds / cushions, umbrellas and side tables are ongoing.
Club house cushions have been sent out for cleaning.
Some areas of the club have been treated for termites / mold including the security hut and the offices have also been treated for mold.
Major Works (September/ October)
1. New car park resurfacing in grey bricks including correct gradient to assist with drainage during heavy rains. These works will be staged so the car park can continue to be used and the club house will remain open. Works are scheduled to be completed prior to October half term.
Please note that the car park will be closed to vehicular access from Wednesday 3rd September to Friday 5th September and will reopen to cars and buggies from Saturday 6th September. Please note that during September parking will be limited / restricted and surfaces will be uneven until resurfaced so please take care when walking and manouvering your vehicle – also if possible arriving by foot would be very helpful at this time.
2. Improved drainage / gutter to shared storm drain to the south of the property.
3. Upgraded and expanded kitchen / storage to help improve efficiency. Please note that when works commence in late August only the grab and go menu options will be available, however the bar and beach will remain fully operational.
Purchasing
New electric leaf blowers and batteries have been purchased.
We have ordered a replacement chandelier for the clubhouse through Mrs. Kit Kemp as the original one is rusting and on a windy day the hand painted tiles often fall and shatter on the ground which is a hazard.
Security
Whilst members can continue to use either the digital pass or fobs to access the club, we are going to insist that all short term tenants and guests of long term tenants are preregistered via a new customized online registration system.
All short term tenants and guest of long term tenants must then check in by person at the security hut or concierge desk before entering.
If a short term tenant or guest of a long term Tennent is not on the list of preregistered guests then they will not be permitted access.
On check in short term renters and guest of long term renters must also provide a valid photo ID.
All management / rental agents will be advised of this new security protocol. This security measure will specifically address concerns that short term rental guests and long term tenants may be inviting persons to the club who are not staying at the villa.
For new members, short term tenants are not permitted to invite any guests and long term tenants can only invite guests who are physically staying at their villa.

Please remember that it’s member only parking at the club between December 15th, 2025 and Jan 10th 2026 so please collect your member car windscreen stickers from concierge once your annual fees have been settled in October.
Documents/ Archive
The board has agreed to a proposal to scan all documents currently stored at the clubhouse by property / lot number. Once scanned and stored on a secure server there will be an opportunity to collect any documents or they may be stored off site for a period of up to 7 years, subject to board approval / costings.
Ongoing Matters
- Pest and mosquito control. Please note that fogging of the club occurs on Thursday evenings after the estate fogging at 6pm.
- Sewage / drainage.
- Standard maintenance, power-washing and painting.
- Roof and gutters cleared.
- Awning and umbrella fabric cleaning.
- Umbrella servicing.

Architectural Rules and Code of Conduct
We are delighted to announce that after many months of intense work, the Architectural Commitee, in conjunction with the board of WCL, Clarke Gittens & Farmer and planning consultant Billy Bain have finalized the updated version of the Architectural Rules. As a consequence of the new Architectural Rules, the Code of Conduct has also been updated.

During construction or works at your villa we would like to request that all owners and their construction company / contractors make every effort to abide by the new regulations and also keep any noise, mess and disruption to an absolute minimum so not to unnecessarily disturb their neighbors who may be in residence.
Road Closure
Please note that in order to preserve the private road status of the estate roads all estate roads which intersect public roads will be closed on Sunday 7th December between 6am and 6pm. Notifications will be placed in the Nation Newspaper and will be sent to the police and to the Ministry of Transport and Works.
Security
Security or unauthorized access issues have been discussed with a security consultant Team Fusion who have responded with some initial ideas along with a questionnaire for the shareholders to complete which was circulated on the 23rd August. We would like to urge those Shareholders who have not yet completed the online survey to do so at their earliest convenience.
South Road
Following the drainage works, the few snags have been completed. We have also instructed the general contractor to regularly clean and clear the drains / wells. Following several recent heavy downpours we are delighted to confirm that there is no flooding / pooling of water on South Road and all rain water is removed from the road surface via the catchment pits and wells which are working as designed.
Cooper Hill
Works to the lower section of Cooper Hill have been approved by the board which will include new signs, curbs and partial resurfacing.
Road Name Signs
Several road name signs need to be repaired and a new road name sign has been installed on the corner of the coast road and Old Sandy Lane Road.
Safety Mirrors
A survey has been completed regarding the locations for safety mirrors on the estate and a quote has been shared with the board for approval.
Other Works/ Estimates
Repairs to potholes on Molyneux Road, Cooper Hill and Old Sandy Lane Road (complete).
Traffic calming measures for Molyneux Road to slow traffic to will be addressed by the security consultant as part of their proposal.
Repairs to any new potholes – ongoing.
Clearing of drains/wells – ongoing.
Painting of speed humps and road intersection lines.
Some branches hanging over estate roads will also be addressed.
Other matters
Private garbage collection – ongoing between 2/3 times per week. Daily service will resume over Christmas and New Year weeks.
Monkey tour security – this has been paused for the time being.
Road cleaning and clearing – on going.
Fogging. Once it is not raining this service occurs every Thursday on the estate from 4.00pm and then at the clubhouse afterwards. If you wish your gardens / outside areas to be fogged please make sure your gates are open when the fogging truck arrives.
