It’s been a busy year so far which we kicked off with a successful new years eve party at the club which I’m delighted to say was mainly attended by members and their guests and we also held our first hybrid AGMs, which were held in person and via zoom at the clubhouse. The high season was busy yet manageable and I would like to commend all the staff at the club for all their hard work and dedication. Following the AGMs it would seem that most of the attention of the owners is now on the estate so whilst the beach club is in constant need of maintenance and management we will be more focused on improving the estate over the coming years.
SLPOA Inc.
Maintenance
Foot bath
- There’s been complaints that the grass area around the foot bath becomes muddy and persons then walk across the grass on to the clubhouse terrace. Could we ask that all persons after washing their feet please use the footpaths to enter the clubhouse. To assist with the matter we will also be installing a raised brick border around the edge of the footpath platform to prevent excess water going onto the grass and we will also be upgrading the drainage.
Walkway between the cabanas
- We have joined the roofs, which were already very close, between the cabanas and the kitchen and storage areas to reduce the need for constant cleaning / repainting of cabanas and also to prevent dirty rain water and run off from the roofs from being walked into the kitchen and store rooms.
Soak away
- A small soak away drainage system is to be installed by cabana 41 at the beginning of the pathway from the clubhouse going north to prevent flooding following heavy rains. Water settles in this area currently which eventually gets walked into the club house so this area needs to be addressed.
Rotten cabana boards
- A number of cabana boards at the back of the cabana blocks were beginning to rot and needed replacing. These works have been completed along with new gate posts.
Swimming area
- Additional buoys have been ordered and will be installed to better identify the cordoned off swimming area.
Raft
- The raft, which was generously donated by Ledmore Capital, has undergone some maintenance works and the decking has been beefed up to prevent any further cracking. The railings which were surplus to requirements have also been removed. Please could we ask that persons do not jump off the benches onto the platform surface to help prevent any further repairs going forward.
Quotes for September works
Member bathrooms
- We will be upgrading the member bathrooms to include new hand dryers, lighting and mirrors. Walls and ceilings will also be painted and any tiles will be regrouted where necessary. We will also be installing new locks and extractor fans.
Brick platform
- Due to the increased usage, rain and wear and tear experienced over the last few years it was decided to obtain quotes to expand the grey brick pathway that runs from the shower to cover the area from the clubhouse terrace to the beach.
Gardens
- The gardens have been maintained without upgrades for many years however it’s time to address the gardens and by extension the irrigation. Furthermore it’s felt that there is also an opportunity to improve the lighting especially on the beach side of the property.
Car park resurfacing
- Unfortunately the resurfacing of the car park three years ago in asphalt has not survived well and quotes are being obtained to address the area to include a new garbage area gate.
Staff
Gardener / maintenance
- John has left the company and we are in the process of recruiting for a permanent replacement.
3rd concierge, front of house and security gate
- Prior to the high season we will be recruiting a 3rd concierge as well as a front of house member of staff who with the assistance of Clementine will also assist with the manning of the security gate. Please also note the smart new uniforms worn by all members of staff.
Bar / kitchen
Draft beer
- We will shortly be offering 4 types of draft beer to improve on our beer offering beyond just bottles of Banks, Deputy and Carib. There have been requests for draft beer over the high season and we are delighted that we will soon offer these additional options.
New coffee machine
- Due to the increase in coffee orders in the mornings we will be installing a bigger coffee machine which should help us keep up with demand whilst maintaining a high level of quality.
Friday nights
- During the busy weeks we will continue to offer early evening dinner service which will generally be a BBQ however we will soon be offering pizzas on the beach in the evenings as well.
Pre made sandwiches
- Sometimes customers want to grab a quick snack rather than sit down, order and wait for their food to arrive so during the busy weeks we will be introducing a pre made sandwich menu so members and their guests can grab something to eat and go. This offering may be popular for persons who wish to remain on the sun loungers on the beach.
Member events
- There have been a number of very successful small member events at the club so going forward once guests order drinks from the bar and pay for any over time / staff costs the bar / club house will remain open and all Young Estates items are available to members free of charge, including chairs, tablecloths, BBQ, LPG gas, crockery, cutlery, glassware, ice, lanterns etc. with any groceries billed at cost. Please note that should any member wish to book the clubhouse exclusively an event fee applies where Bds$1,000 plus vat is be paid to SLPOA Inc.
Major sporting events
- The board will be consulting the membership in an email survey on whether they wish to have a few key sporting events such as the Wimbledon finals shown in the clubhouse.
Other events
- Please see a selection of images from Christmas and New year to Easter and the usual sand castle competitions.
Suggestion box
- We have placed a comments box on the bar and we urge everyone to provide their feedback on the services currently on offer at the beach club. Please also feel free to comment on the estate as well.
Technology
Online registration system
- In order to centralize, better control and simplify the registration system we will be replacing the excel sheet with an online registration system. Members will be able to send confirmation of their own visits to the island as well as any house or non house guests. This system will be particularly useful when recording short and long term rental visits which must be registered by the rental / property management companies and or the long term tenants. The new online registration system will also assist with reporting.
Beach club access
- As a reminder please note the following rules:
- Members can invite house and non house guests but must accompany non house guests when at the club.
- Long term tenants can only invite accompanied house guests to the club
- Short term rental tenants cannot invite any guests.
QR codes ordering system
- In order to speed up the ordering and delivery of food and drinks on the beach we will be introducing a QR ordering system so members and their guests will be able to order and pay for their food and drink orders online.

Sandy Lane Estate
Road repairs and South Road
- The pot hole and road repair project is nearly complete with the exception of South Road which still requires works to address the flooding which occurs after heavy rains which must happen before any road repairs can commence.
Speed bumps
- The speed bumps on Molyneux Road were reduced in height and will be repainted shortly. We will also be installing one speed bump on Golf Club Road
Cruise ship passengers
- We have had constant problems with the number of taxis driving through the estate with cruise ship passengers collected from the port who often feed the monkeys on the side of the private estate roads. This issue not only creates noise and disruption for the residents but has also created a problem as the number of monkeys are increasing in the area. Whilst we have a security guard to help move along these taxis, he can’t be everywhere and also some of the taxi drivers are aggressive. The board is discussing additional strategies to help address this problem and would welcome any suggestions from members.
Noise / construction outside quiet times
- As per the code of conduct it is not permitted to park on the estate road as this creates congestion, prevents the road crew from cleaning / clearing the roads effectively and also cars parked on the road looks unsightly. Please could all owners remind their staff and property mangers that all cars must be parked within the confines of the lot and not on the estate roads.
Fogging
- As per the survey regarding the continuation of the fogging the service occurs every Thursday from 4 pm and thereafter at the beach club. As a reminder should you wish to have fogging inside your property please open your gates so the truck can enter your grounds. Please note that Mosquito Kong continue to offer free inspections which most of the time reveal previously unidentified breeding grounds which can then be addressed.
- We are pleased to inform you that we now have MOSQUITO TRAPS AVAILABLE for sale for $100.00 + VAT ($117.50) each, inclusive of delivery and installation.
- These traps cover an area of 300 sq.ft and are ideal for bedrooms, office spaces or even patios and terraces – all you need is an electrical outlet.
Road clearing / cleaning
- As the estate becomes busier including the taxi tours mentioned above there has been an increase in the amount of litter on the estate. Furthermore the estate has a large number of mature trees bordering the estate roads which drop leaves especially during the spring and summer months. For a while we have employed the services of a contractor who cleans and clears all of the estate roads every Wednesday. This service has been increased to twice a week (Mondays and Fridays) and we are also adding a garbage patrol for Tuesdays, Wednesdays and Thursdays.
Trees and verges
- Whilst the above mentioned road clearing and cleaning service will remain in place this does not mean that owners are no longer responsible for maintaining their grass verges. We would like to request that owners instruct their gardeners and or management companies to maintain their grass verges and hedges that abut the estate roads. Furthermore it is not WCL’s responsibility to trim any trees and owners are reminded that any trees which hang over the estate roads must be cut back and trimmed so not to create a hazard or add to the falling leaves which must be collected by the road clean up crew.
Garbage collection
- Currently there are 2 garbage collection services per week, one is provided by the Government and the other works for the estate committee. As the Government service doesn’t come out every week especially due to any bad weather and rarely on the same day the private garbage collection will be increased to 2 collections per week to ensure that the estate is looking as smart as possible and also to reduce the amount of loose or escaped household garbage on the estate. Please note that it is not the responsibility of the garbage collection services to collect garden refuse and owners are urged to store and dispose of garden refuse responsibly.
